Tax Equilization Meeting

The Apple Creek Township Tax Equalization meeting was called to order at 8:26 pm.
Several people attended with questions about the letter everyone received concerning an increase in property values. Marie stated that the letter requirement is new. When the Legislature passed the $1,600 credit for all primary residences, they also included the requirement for the letter. In the past, the only people who received a letter were those whose property value increased by $3,000 or by 10%.
Farms may have received more than one letter if the land is located in more than one township.
What will this affect the township:
1. Any changes made with homeowners at tonight's meeting.
2. Any changes made by the County at the June meeting.
3. Any changes made by the State in August.
As of now, the township has lost some lots and had some lots change classification; these types of changes affect the tax base.
An increase in value is based on market value, and state law says we must be at 90% of the market value. An increase of 6-12% is due to the market.
Changes can be made to the property condition. An example would be water in the basement, and it's not usable. Adjustment can be made.
A property owner indicated that the value of his residence went up $130,000 in the last three years. However, his farmland went down. Marie explained that the formula for farm land is based on many things, one of them being the price of wheat. Three years ago, all farmland went up 8%.
Marie met with individual people concerning their property.
Dan Reis made a motion based on the preceding findings, we declare the Assessment Roll for 2026 Apple Creek Township Equilized. Motion was seconded by Brian Masset.
